Clearly 09 presented challenges for us we've seen some downward trends in ADR as well as occupancy. As we move into 10, things are starting to stabilize within occupancy.

For 2010 I see the market being a little flat. I dont foresee a lot of growth...But I do see a light at the end of the tunnel as far as 2011 is concerned.

Regarding 2010, we are cautiously optimistic...Clients are beginning to make commitments further out.

Our leads-to-volume has definitely picked up. Optimistically, we start to see some of that rebound in the second half of next year and into 2001.

As an international destination were tempering our expectations as the economy slowly rebounds, and are hoping to just start seeing a positive trend that will lead to a highly successful 2011.
